These Terms and Conditions ("Terms") apply to all purchases made from and all use of websites operated by Section 8 Consulting LLC, doing business as Section 8 Karim ("Section 8 Karim," "Company," "we," "us," or "our"), including section8karim.com, boringrichbook.com, and any related pages, checkout flows, payment links, or online resources that link to these Terms (collectively, the "Websites").

By purchasing, accessing, downloading, or using any product, book, digital resource, training material, or service offered by Section 8 Karim, you acknowledge that you have read, understood, and agree to be bound by these Terms, along with any additional terms presented at checkout.

GENERAL TERMS

All prices are subject to change without notice. Discounts, promotions, bonuses, and offers may not be combined unless expressly stated in writing. Gifted or bonus items have no cash value and are non-transferable. You are responsible for providing accurate billing, shipping, and contact information. Digital products are deemed delivered when download links, access instructions, or files are sent to the email address you provided or made available inside your account. Physical products are deemed delivered upon carrier confirmation of delivery to the address you provided.

PRODUCTS OFFERED

Section 8 Karim offers educational products including, without limitation, the book Boring Rich (eBook and hardcover editions), the 90-Day First Deal Roadmap, the Section 8 Investor Kit, and related digital tools, worksheets, and resources (collectively, the "Products"). All Products are educational and informational materials about real estate investing, including the Section 8 / Housing Choice Voucher program.

Mentorship and coaching programs offered under the Section 8 Training brand are governed by their own terms and the client agreement presented at the time of enrollment, available at section8training.com.

NO GUARANTEE OF RESULTS

Section 8 Karim does not guarantee results of any kind. We do not guarantee income, appreciation, cash flow, financing approval, property acquisition, tenant placement, housing authority approval, timelines, or investment performance. Real estate investing, including Section 8 investing, involves substantial risk, including regulatory risk, market risk, financing risk, tenant risk, execution risk, and the risk of financial loss.

All Products are provided for educational and informational purposes only. We do not provide legal advice, tax advice, financial advice, investment advice, brokerage services, or fiduciary services. We are not acting as your agent, partner, broker, or advisor. You are solely responsible for your decisions, actions, execution, and results. Any examples, case studies, numbers, timelines, or stories referenced in the Products or in our marketing represent illustrative or individual experiences and are not typical or guaranteed.

ASSUMPTION OF RISK

By purchasing and using the Products, you expressly acknowledge and assume all risks associated with real estate investing and with your use of our Products, Websites, and services. Any decisions you make are made voluntarily and at your own discretion.

REFUND POLICY

Digital Products (eBook, 90-Day First Deal Roadmap, Section 8 Investor Kit, and other digital downloads): Digital Products are backed by a thirty (30) day money-back guarantee from the date of purchase, unless otherwise stated on the checkout page for a specific offer. To request a refund within the guarantee period, email karim@section8karim.com from the email address used at purchase with your order details. Approved refunds are issued to the original payment method. After the 30-day period, all sales are final.

Physical Products (hardcover books): If your physical product arrives damaged or defective, contact us within fourteen (14) days of delivery at karim@section8karim.com with photos of the damage and we will replace the item or refund your purchase. Shipping fees are non-refundable except where required by law. Where a hardcover purchase includes a complimentary eBook, the eBook is a bonus item with no cash value.

Refunds are limited to one (1) per product per customer. Abuse of the refund policy, including repeat purchase-and-refund behavior or unauthorized redistribution of refunded materials, may result in refusal of future orders.

CHARGEBACKS AND PAYMENT DISPUTES

You agree to contact us first at karim@section8karim.com to attempt to resolve any billing issue before initiating a chargeback or payment dispute. We reserve the right to submit all relevant records to the payment processor or financial institution, including order confirmations, delivery logs, download records, and correspondence, to contest any dispute we believe is brought in error or bad faith.

SHIPPING

Unless otherwise stated at checkout, applicable shipping and handling fees will be added to physical product orders. Delivery timeframes shown are good-faith estimates and are subject to change. We are not liable for delays caused by third-party carriers. Risk of loss and title for physical items pass to you upon our delivery to the carrier.

INTELLECTUAL PROPERTY

All content provided by Section 8 Karim — including the text of Boring Rich, the 90-Day First Deal Roadmap, worksheets, spreadsheets, checklists, templates, frameworks, graphics, videos, and other materials — is proprietary intellectual property owned by Section 8 Consulting LLC or its licensors and is protected by U.S. and international copyright, trademark, and other intellectual property laws.

Your purchase grants you a revocable, limited, non-exclusive, non-transferable license for personal use only. You may not copy, reproduce, distribute, resell, share, publish, upload, or create derivative works from any Company materials without prior written permission. Unauthorized sharing or use may result in termination of access without refund and legal action. The Section 8 Karim, Section 8 Training, and Boring Rich names and logos are proprietary marks of Section 8 Consulting LLC.

WEBSITE USE

The Websites are intended for adults. By using the Websites, you affirm that you are at least 18 years of age or the legal age of majority in your jurisdiction, whichever is greater, and have the legal capacity to enter into a binding contract. You agree not to use the Websites in any unlawful manner or in any manner harmful to Section 8 Karim, including hacking, scraping, introducing malicious code, infringing intellectual property, or transmitting spam or offensive communications.

THIRD-PARTY SERVICES AND LINKS

The Websites may reference or link to third-party providers, platforms, tools, or websites. We do not control third parties and are not responsible for their content, decisions, pricing, performance, or outcomes. You are solely responsible for conducting your own due diligence.

LIMITATION OF LIABILITY

To the fullest extent permitted by law, Section 8 Consulting LLC and its officers, directors, employees, contractors, and agents shall not be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages, including lost profits, lost opportunities, or investment losses, arising from or related to your purchase or use of any Product or the Websites. Our total liability for any claim shall not exceed the amount you paid to Section 8 Consulting LLC for the specific Product giving rise to the claim.

DISCLAIMER OF WARRANTIES

EXCEPT WHERE PROHIBITED BY LAW, THE WEBSITES AND ALL PRODUCTS ARE PROVIDED ON AN "AS IS," "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE.

GOVERNING LAW AND ARBITRATION

These Terms and any dispute arising out of or relating to any purchase, Product, marketing, or use of the Websites shall be governed by and construed in accordance with the laws of the State of Louisiana, without regard to conflict of laws principles.

Any dispute, claim, or controversy shall be resolved exclusively through final and binding arbitration, on an individual basis, and not as a class, collective, or representative action. Arbitration shall be administered by the American Arbitration Association under its Commercial Arbitration Rules then in effect and shall take place in the State of Louisiana, unless the arbitrator determines a remote proceeding is appropriate. You expressly waive any right to a jury trial and any right to participate in a class action, private attorney general action, or representative proceeding, to the fullest extent permitted by law.

INDEMNIFICATION

To the fullest extent permitted by law, you agree to defend, indemnify, and hold harmless Section 8 Consulting LLC and its officers, directors, employees, contractors, and agents from any claims, losses, liabilities, damages, and costs, including reasonable attorneys' fees, arising out of your use or misuse of the Websites or Products, your breach of these Terms, or your violation of any law or third-party rights.

ELECTRONIC COMMUNICATIONS

When you communicate with us through the Websites or by email, you consent to receive communications from us electronically, and such communications have the same force and effect as if they were in writing and signed.

SEVERABILITY; NO WAIVER; ENTIRE AGREEMENT

If any provision of these Terms is found invalid or unenforceable, the remaining provisions shall continue in full force and effect. No failure or delay by us in exercising any right operates as a waiver. These Terms, together with our Privacy Policy, Full Disclosure, and DMCA Policy, constitute the entire agreement between you and Section 8 Consulting LLC regarding the Websites and Products.

CHANGES TO THESE TERMS

We reserve the right to modify these Terms at any time by posting updates to this page. The version in effect at the time of purchase governs that transaction unless otherwise required by law. Continued use of the Websites after changes constitutes acceptance of such changes.
